John_Alexander Our goal is always to try and oversee a fair and reasonable conclusion to any tenancy. On occasion when a property is not left in the condition it was received we consider it only fair (for the landlord and indeed the next incoming tenant) that the situation is rectified as per the terms and conditions of the lease. We are a third party to the contract and have no vested interest in making unreasonable deductions. Receipts would aways be given for any such work.
We appreciate fair and reasonable does not always mean popular.

tidal_storm John – I absolutely agree that a fair and reasonable conclusion should be met. I also agree that the property should be left in the condition it was received in. The point here is that we left the property in a better condition. It was far cleaner on move out than on move in date and we had fixed some of the inherent issues (for example, we paid for the filthy living room rug to be professionally cleaned). There were no receipts provided – I asked on several occasions and I have written proof of doing so. As I said, he became very nervous when I asked for receipts. He then made it conditional that we accept the £125 deduction before receiving the remainder of our deposit. In other words, he would not pay out the undisputed portion until we agreed to the disputed amount.
With regards to your final sentence – I understand that it may be popular for you to take a portion of each of your tenants deposits, but I am unsure how that is fair or reasonable.

Food is very good here but not that good that you can never seem to get a seat or make a reservation! Service unfortunately is poor. Visited twice and on one occassion we ordered a bottle of wine…the waiter slammed the glasses down so hard that one broke. I didnt notice until I put the broken glass to my lips and almst ended up in A and E. We called the waiter over to advise and he didnt seem at all apologetic, just rushed off with he broken glass full of wine and returned with a new one, empty. So I was out of pocket for the wine itself not the mention the trauma of the incident. Very bad indeed.

Love Pekotea. Great selection of teas and knowledgeable staff to advise you on which teas to try to suit your palette! Also, great teaware, I bought a yixing teapot and a Zero Japan teapot both of which were welcome additions to my tea armory!

Excellent coffee, the best in Edinburgh in my opinion. The coffee was velvety smooooth and creamy yet it still retained a nice depth of flavour. Presentation also 5 star, the serving staff must be trained Baristas! Atmosphere wasn’t as much to my liking, felt a little awkward, bit too intimate maybe but thats just me! Can always get a takeaway coffee as you’ll be hard pushed to find a coffee this good anywhere else.
