We used Dunsin Surveyors for the Building Survey of a flat in Greenwich as we were impressed with their quality assurance credentials. The flat was a one bedroom ground floor flat in a good condition as it had been refurbished recently. The estate agent and other surveyors recommended that the Home Buyer report should be sufficient but Dunsin Surveyors advised us to pay a little bit extra and have the full structural building survey. We were surprised when we received the detailed and indepth building survey report from Dunsin Surveyors with the pictures and cost estimates of several defects that were not initially obvious to our untrained eyes. Our reinspection of the flat, armed with the Dunsin report, confirmed that the 'refurbished' flat was indeed not in the good condition that we originally thought. We are no longer purchasing the flat as a result of the recomendations and cost estimates in the report. We may have regretfully purchased the flat if we had opted for the cheaper Home Buyer report or if we had not used Dunsin. We will use Dunsin again for the building survey of the next property that we find.
Thank you for your comments. We are a Quality Assurance Certified company and we are therefore obliged to provide you with best quality advice at all times. Our building survey report is indeed a full descriptive detailed report on the construction, condition, defects and works required to the property.
We are pleased to have been of assistance to you and look forward to being of further assistance when you find another property to purchase. Please remember to ask us for a £50 discount when you instruct us for the next job.
Mr Dunsin helped me with my lease extension. I initially offered my freeholder £20,000 for the lease extension as a free online calculator indicated that the premium should be around £19,900. The freeholder rejected my offer and asked for £32,000. I contacted Mr Dunsin and he provided me with a detailed report and valuation which gave the premium payable as being between £12,650 and £18,200. Mr Dunsin then negotiated with the freeholder's valuer and the premium was agreed at £15,500 without even going to the tribunal. I paid £480 for Mr Dunsin's report and £1,800 for the negotiations but Mr Dunsin saved me £16,500. I am happy to recommend him to anyone in need of a lease extension.
Thank you for your feedback and kind words. We are pleased to have been of assistance. Please do not hesitate to contact us if we can be of any further assistance or if there is anything you will like clarified further.
I used Dunsin Surveyors for the survey of the house we were looking to purchase in Bromley after they were recommended to us by a friend and by a relative. The girls on the phone were very knowledgeable about the types of surveys and they recommended we go for the Building Survey. The inspection was carried out promptly the next day. The report was emailed to us three days after the inspection. I'm glad I used Dunsins as their report was very detailed and through. They also gave us pictures of all the defects in the property and they gave us the cost estimate for repairing all the defects. The vendor knocked £10,000 off our agreed purchase price after we showed her the Dunsin report. We are happy with their service.
Thank you for your comments. They are highly appreciated and will enable us to improve our services further. We are pleased to note that the vendor eventually agreed to reduce the price by £10,000. We wish you all the best in your new home.
Our mortgage company instructed Dunsin to survey a property we are looking to buy. After I found the previous review online, was a little sceptical, but as it was being arranged for us went ahead. Dunsin contacted for the first time on the Thursday, survey arranged for the following Monday (far quicker than I expected), report available by the next Friday. The report is comprehensive although the are quite a few 'blanks' where they say they couldn't look at certain things due to access issues. Overall, no issues at all with contacting them or timing in terms of getting the report back, like the previous review states. Good experience of a professional company (our survey cost £780 all in).
We chose Dunsin Surveyors on the principle that paying the middle range from the quotes we got would get us the best deal. A large part of why we chose them was because they said they would have a full building survey completed in 2-3 days. It turned out to be over two weeks with mumbled explanations that, heard twice over voicemail, I could not make any sense of why it was taking so long. Apologies and more promises abounded that we would get a summary bullet point email of the findings and the report on such and such a date. The email did not come nor did the report on the specified date. We have only just received an emailed copy after over two weeks. We have very little confidence that the quality of the report is better than the quality of service provided. There are plenty of competitive surveyors out there. I would suggest that it might be better to try another surveyor rather than Dunsin.
