We are puzzled by this “Review” as it does not appear to be from a genuine guest. No one staying at Lansdowne Place 1 (or indeed any property of ours) has had to wait 3 months for their deposit to be returned after contacting us. We are not sure whether this guest has confused us with another agency, or whether the person in question has some other motive for placing this “Review”.

There were no toiletries supplied at all, including hand wash and a VERY limited toilet role supply. Not what you would expect to have to cater for.
The cooker grill was not working and would trip the mains when switched on. Also no instructions or guidance left on how to use any of the devices. Really not helpful.
We were then hit with £20 off our deposit for 'unknown reasons' without an email to let us know that this was the case.
Would not recommend this company.
On arrival, the cleaners were 'Lippy' to us.
The cleaning itself was very very basic.
The sofa cushions had lots of - what could only be described as - bodily fluid stains.
The bedding was the wrong size for the bed and duvet.
The garden was very unkept and overgrown, so we didnt use it.
Afterwards it took us 3 months to get our deposit back, despite several calls and emails.

The accomodation was cramped - the downstairs 'bedroom' doubled up as a utility room with washing machine and tumble drier and when the 1 single bed and 1 pull out bed were pulled out, there is no floor space at all. Furthermore this bedroom door was half glass with no curtain covering the window and therefore absolutely no privacy - we improvised with a towel to cover this window but surely this shouldn't be necessary in 'luxury accomodation'.
On arrival the house was dirty and cleaners had to be called in to make it liveable. There were notices all over the house stating dos and don'ts - it doesn't make you feel very welcome. One of these notices stated that we must clean the house on departure and yet there were no tools to do this - no hoover, no broom, nothing. And surely if you are paying nearly £1500 for one weekend stay, cleaning should be included?
On a positive note, I have phoned Brighton Holiday Homes to notify them of these issues and the person who I spoke to was very helpful and appeared understanding - it remains to be seen whether these issues will be addressed though!

We stayed in Hanover Heights last weekend (Friday 22nd – Sunday 24th June). We arrived at the house at 3pm after picking up the keys and what we were met with was entirely not what we paid for or expected.
Our first encounter was with a man who was extremely unhelpful and when we said we had 12 people staying he replied with “I think we have 12 beds”. It turns out we didn’t and we needed an extra two cube beds. The beds weren’t made up with linen either so we also had to do this. The man’s excuse was “well we didn’t know where you wanted the beds”. We didn’t care, we just wanted to turn up knowing that 12 people would have somewhere to sleep. Surely that’s why we put 12 in to the search categories when looking for a house in Brighton originally.
The house was filthy, it looked like it hadn’t been cleaned for at least two months. Being a home owner myself, I know how often I need to dust, polish and clean in order to keep my house presentable and I am not letting it out to paying guests! We were shocked to find that there were marks on the “newly decorated” walls, MOULD in the corner of the lounge area near the down stairs toilet, dusty surfaces, cobwebs on lights and in the corners of the rooms, filthy windows and to top it all off a fridge that was so grimy we couldn’t even put the food we had bought in it.
We contacted Brighton Holiday Homes straight away and the lady I spoke with was very apologetic but said she had heard the house was “glam” and “people normally really like that one”. If she was looking at the moth eaten rug, the old mahogany table that my nan has and the mould on the wall she would not have used the word "glam". To add insult to injury, the plant in the corner of the room was dead and looked pathetic. Why not just remove the plant?
Within 30 minutes a cleaning company came to the house. They were fantastic and said they hadn’t been called to this property in a long time. As they are an independent company they were shocked at the state the house was in. It truly was disgusting.
One important point I would like to make is that while cobwebs and marked walls can’t hurt you, mould can. Mould can actually be very dangerous if inhaled and thankfully no one had so sleep in the lounge on a cube bed. The response I got to this was that Brighton Holiday Homes can see no valid reason to compensate us for the state that the house was in. I'm sorry, but if MOULD on the walls in no valid reason then I don't know what is! I will be contacting a health and safety agency about this.
There was no hoover and the dustpan and brush provided in the cupboards under the sink was covered in muck, there is no way you could touch it let alone use it. We realised that if there had been a broken glass, we wouldn’t have been able to clear it up properly. Very dangerous if children were to stay in the house. Again, this is not very health and safety conscious for a company letting out holiday home.
There is ONE shower & bath (in the same bathroom) for 12 people (in this instance 12 women) and is simply not practical. We had to start showering at 4pm in the afternoon in order for us to make a table reservation at 8pm in town. Also, the lighting in the lounge is very low. I am all for ambience but there were at least 3 light switches that did nothing and one of the lamps didn’t work. There were also nails sticking out the wall in one bedroom and the outside area was filthy. We didn’t even has access to the raised outdoor level, which again, was originally advertised.
Thankfully we didn't spend much time in the house but what should have been an enjoyable Friday afternoon of unpacking and relaxing, turned out to be extremely stressful. We made the most of our weekend in Brighton but unfortunately, none of this was down the Brighton Holiday Homes. I always give credit where due and write good reviews and forward property details to colleagues and friends but I am afraid on this occasion there is no reason for me to do this. I am very disappointed and I would suggest you reconsider before you use this company.
They still owe us a £350 deposit which I have not been paid back yet.

Stayed in Embassy Court 1 in Brighton on the sea front. I say stayed, we lasted 1 night. Upon arrival we were shown into the apartment. It does have a great location. Its right on the main street that runs adacent to the beach. It isn’t though a nice apartment. When we arrived it clearly had not been cleaned very well. There was still food in the grill, a number of stains remained in the floor, and the bathroom wasn’t clean. There is mould all around the living room and 2 bedroom windows. Thick mould in the living room. Not a great start. During our short stay the fire alarm went off 4 times, and at one stage I went out to see what was happening to be greeted by a resident who told me that this happens regularly and the place is a @@@@hole. This wasnt encouraging to me. Far worse than anything for me was the position of this particular flat. The back rooms run parallel to a back walkway that takes you up a dimly lit staircase to further floors. The access passage passes directly outside the windows of the kitchen and the excuse of a 3rd bedroom, to which it should be noted is NOT a bedroom but a hollowed out cupboard that has been converted with bunk beds JUST fitting into it. Anybody walking past would be staring in at you and be literally a foot from your window. This isnt great when we had a child in that room. The whole flat isnt kid friendly, certainly not young kid friendly. We took the difficult decision to turn back and head home after that night, as we couldnt get alternative accomodation for the family as it was peak season, which was heart breaking for us and the kids as we had really looked forward to this having been in Brighton a year previous.
We wrote to the company and expressed our dismay and also sent photos we had taken to show we werent exaggerating this. The response I got was nothing short of disgusting. Basically I was accused of being a country bumpkin (I’m from city centre Glasgow) and not understanding Brighton (been there only last year with the older child), and at no point did they address the issue of the flat. Which was the complaint.
Money was never mentioned and I never once asked for a refund. However when Brighton Home Holidays finally responded they said they saw no reason for a refund….even when I hadnt asked for one. However, they seem intent on blaming anyone but themselves for the property. It was clearly my fault for not liking Brighton (I was told) and that in their opinion the flat was clean (just look for other reviews through Google about the cleanliness of their homes to see I am not the only one – there are many reviews and all have a similar theme)
Let me make this clear, Brighton was not the issue, the company and the property was the issue. And to be patronised on where I come from being the issue left a bitter taste. If you search for other reviews through google you may find other negative reviews where the company respond in this way, blaming individuals rather than the properties. I wish I had done this before going away. Sadly we’ll never use this company again, and I will at some point upload all condesending correspondence made by them, as well as photographic evidence onto a blog. A truely appaling company who seem (if you look at the reviews recently) to have let standards well and truely drop to unacceptable levels.

I stayed with a group of friends in Beachside House in July, and I fully agree with the review posted above by herman2011. I cannot recommend this company / place at all.
The house was definitely not clean when we arrived. We needed to use the sofa bed in the living room, and when we made up the bed (without enough bed linen, even though it was requested), it clearly had not been cleaned before we arrived. Underneath the units was the same, with aged sweets, papers etc kicked under there some time back. I did not make a deal of it at the time, as I did not want to cause trouble and upset our holiday together. Now I wish I had done.
Now 3 months later I have finally received a reply from their housekeeping as to why we have been charged for an excess clean. (Note that we took all our rubbish to the large bins at the bottom of the street, and put a final dishwasher load on). The place was certainly not in an excessively messy state – certainly no more than when we had arrived anyway! The explanation of why we were charged an excess clean amount is that the cleaners “are grown adults who do not mess around.” No photo evidence has been provided, even though offered, and I cannot get anyone to explain why we were charged for an excess clean.
Note that I got this response only after chasing 4 times. I consider this very poor customer service, and had the matter been dealt with promptly and professionally at the start, I probably wouldn’t have minded. Now that it is such a delay and with such an unsatisfactory response, I am very disappointed.
Please make sure you know what you are getting before you enter into a contract with this company. For a holiday / weekend away, it is so disappointing when things are not to as good a standard as you expect, and good customer service goes a long way to help this.

We stayed at 36 Dean St for my hen do, property itself was fine. However we had no hot water for the duration of our stay, bar 3 luke warm showers. We couldnt even fill the washing up bowl with hot water. We called the office and a plumber came Fri night and supposedly fixed it. Great. However the next morning we still didn’t have hot water. I called the office again and was told the boiler had completely gone and it was just one of those things. Not ideal for a house with 10 girls in it but I understand these things do happen. At the time it was dealt with well and I was advised to call again after the weekend re compensation. We had to get taxis to friends houses nearby to shower at our expense and inconvinience. The problems began when i called after checking out to arrange compensation. I was accused of lying as “no other guests since has had problems” well that may be the case but we certainly did have problems. At £1000 a weekend its unaceptable to leave 10 girls without hot water. The owner of the property was aware of the problems as I text him to advise him on more than one occasion. Still the owner and Brighton Holiday Homes advised the boiler was fine, even though their own staff told me on Sat morning the boiler had gone. They refused to compensate us, refusing to even acknowledge there was a problem. I also had to call to chase getting my £350 deposit back as they had failed to give it back within their own designated time frame of 7 days. 2 weeks later still no refund, I called up again to advise its being done asap. Its now 3 weeks later and I still have no money in my account. Because of the lack of hot water and customer service after the rental I cannot reccommend this company and would advise people to be very wary of booking and if you have any problems to get proof otherwise youll be accused of lying!

I rented Bedford House for my hen do last month and had a fabulous time! Great property, perfect location. The booking team were very helpful and recommended some lovely restaurants and bars aswell as a beautician who came to the house. We had a slight problem with a blocked toilet, but the maintenance man attended to it within the the hour. Would definitely recommend for value for money and a great service!

I would just like to say thank you for the rental of the house this weekend ( Middle Street) we had an amazing weekend and I have got some fantastic memories of my last weekend of freedom! The house accommodated for all 17 of us extremely well and comfortably and with us all being women we could all shower and get ready with plenty of hot water etc…! It is a beautiful house in a central location we couldn’t believe how close we were to everything! The house is such an easier and cheaper way of a group of people to stay as we could all socialise and still have the home comforts (bacon sandwiches in the morning)!
And a massive thank you to Brighton holiday homes for meeting us there on time, providing fantastic communication and arranging this all its been great!

We stayed for a week at the beginning of August and were very disappointed in the quality of the accommodation. The house was in a poor state of repair and decoration and had obviously not been cleaned properly for months. When contacting Brighton holiday homes they said that in their opinion the house was in a satisfactory condition. All I can say is that their standards are very low.

We are very sorry these guests were so disappointed with the property. Staff attended the property while they were there and also because the complaint was so extensive we also inspected the property personally and our office manager also inspected the property to see if the property had deteriorated since we had last seen it ourselves. We were all incredulous to the extent of the complaint and felt it was unjustified. The apartment was redecorated and had a new carpet throughout less than a year ago and was in no way “filthy”. We welcome constructive criticism and are always striving to improve but this was totally unjustified and we can only conclude that the expectations of the guests was unrealistic. The properties are a very good four star standard according to Visit Britain criteria and we work hard to make sure they are more than just places to stay. It is terribly disappointing when guests are so unhappy but we were unable to help these people and could not offer the refund they wanted after their stay because it was as it was described and photographed on the website.

Recently stayed for a weekend in one of this companies properties – CANNOT recommend them at all.
Property was not at all clean, walls and furniture marked and dirty, some furniture including 1 bed broken so unusuable, wi fi didn’t work, broken loo seats in 2 bathrooms, broken cupboard doors, very poor quality linen, broken fire door, blown light bulbs not replaced……the list goes on.
Marked as high end luxury accomodation decorated and furnished to a high standard – I would rate this as basic accomodation, nothing more. The level of cleanliness was also below acceptable.
Please don’t waste your money here.

We are sorry this guest felt compelled to leave this review and that they were left disappointed by our service. We have a full housekeeping and maintenace team who work full time to maintain the properties and they are also sent immediately to attend when a guest calls with a problem or complaint with a property. Whilst we welcome constructive criticism and aim to rectify any problem immediately, no complaint was received during the guests’ stay and only when the guests had left did we receive their complaints with a request for a refund. We absolutely refute this review as in any way a reflection of the property or our standards. Our policy is that we do not compensate guests when claims are unjustified or unsupported by inspection and that remains true even when they threaten to leave bad reviews.

Having just stayed in one of Brighton Holiday Home’s properties, I too was completely horrified by the standard of accommodation they provided. We called Brighton Holiday Home’s head office to complain immediately, right at the beginning of our stay. They would not send anybody from the office to inspect the house, instead sending some house keeping guy who had no authority to do anything of any use for us. There were SO many health and safety and health and hygiene issues I could not list them all on here; but top of the list would have to be the mould on the walls in the lounge, and the oven door that was broken and very nearly fell on my foot (when it was HOT!). We have since complained, listing all the issues we encountered, we even have photographic proof of the issues we faced, yet Brighton Holiday homes will not compensate us as they feel our reasons for complaining are invalid! Seriously Brighton Holiday Homes stop making excuses and SORT IT OUT!

I have booked a flat with this company to stay in September but my situation has changed and I no longer require this holiday flat, however Brighton Holiday Homes Ltd. refuse to return me my damage deposit in the amount of £250 and I am taking a legal action against them as their terms and conditions are not fair, I cancelled more than 2 months in advance and they did not suffer any financial loss. Very dishonest and unfair company – stay away!!!

We stayed at Beachdown House in Brighton courtesy of Brighton Holiday Homes.
We had protracted conversations with your company just before we went regarding our access to the outside patio area and why we shouldn’t be going out there because of the noise we might create. I think maybe you need to be mindful of the noise that guests to the property might be subjected to. When we arrived there were men sitting on the step drinking beers and smoking. They lived next door. They carried on sitting outside until the early hours of the morning and disturbed our sleep. In fact, they were almost permanently outside there. They were Eastern European and I have no idea how many lived there but they were for ever going up and down stairs and making a noise.
We were also slightly concerned as to how one would exit the building if there was a fire if they were sleeping in the attic room at the front. If they couldn’t get downstairs the window in that room was tiny so they would be trapped. A similar scenario would be the basement bedroom if a fire started in the kitchen.
As an aside, the living room furniture was woefully inadequate and uncomfortable. We managed to get by as there were only five of us but you do advertise that the house sleeps 10. They would be very uncomfortable indeed. I know you get a lot of hen/stag parties staying in the property and maybe that is all they want. However, it might be a good idea to point out in your advertisement that that is really all the property is fit for and not for general holiday makers. We rent a house every year in a different location and this is the worst one by far.

We are sorry the guests were unhappy with the property and felt it didn’t offer the kind of holiday they were looking for. With regard access to the patio, the house is advertised as not having access to the outside patio. Once the guests asked however because they were a smaller group we allowed them access immediately. The photos and description clearly states that the lounge is small and couldn’t comfortably seat ten but there is a large kitchen/diner as well. We take fire safety extremely seriously. A fire safety inspection is carried out on all properties before we accept them. After this complaint however we and another holiday let company we share this property with asked the Chief Fire Safety officer to inspect to be absolutely sure. The concerns this lady had were unjustified and a copy of his report is available should she wish to see it. With regard to her comment about “Eastern Europeans”..Brighton is a cosmopolitan city with lots of nationalities living together. It’s vibrant, full of life and with lots of things to do…this is part of it’s appeal. This property is suitable for all holiday makers and many families have stayed here not just groups of friends. It is beautifully decorated, close to the beach, close to the town and one which we, and the other main agency of holiday accommodation in Brighton, are actually very pleased to be able to offer people the chance to enjoy.

The so called patio is dark and damp. We do not have a problem with people from a different country but these were social services benefits people; we can tell the difference. Sorry, we did have to leave you half of the raillings on the stairs as they came away in our hands. I do not refuke that Brighton is vibrant and exciting but this house should not include itself in this category. In fact, I think someone from Brighton Homes should go around to check that there is NOT a kitchen diner. There is a kitchen with a bedroom attached. Yes, it is close to the beach…..that became the least of our worries.
