I totally disagree with the reviews above I believe that kb roman is a great agency, and is there when you needed, and if you give them a property back the way you had got it which was a good condition you get your deposit back, which is in the lettings agreement contract.

We had such a time finding a 2 bed room flat in sellyoak . We went to K B roman lettings and they showed us 2 flats which suited our needs. The staff were great they helped us so much we looked at both of the flats and decided to sign up that very day . They do look after there flats with a lot of care and from what we noticed they do care about your needs, Cool.

Most places you rent 90% you are always disappointed and the other 10% well what can you say , when letting from K B Roman we expected no less but we were so wrong the landlord runs around you like theres no tomorrow . He is so helpful , if he's not at hand he has a maintenance team who sure to be there if anything doing . We were so glad that we took a property from K.B lettings we would say go with this landlord if you want a stress free life to study and not to worry what needs doing in the property.

Can not believe how much you have to run around to find good accommadation now a days , as life isint already busy for students , what with all the studying and etc lol , me and my friend were looking for a 2 bedroom flat to rent close to the uni . we went to most of the letting agents around selly oak , we seen as much as we could. We were just about to call it a day when we went to K B lettings and found the staff so helpful , they showed us 3 flats we went back to the office and signed up we would recormend them to any one. clean , up to date accommadations.

Me and my friends have taken accommodation from k b lettings, and we find that they go out of there way to help us if anything needed repairing or if we had locked our self out of the house , they came out and let us back in , we have not had any problems with them at all hassal free life . thank you

we went looking for 6 bedroom houses around selly oak and we took on a house from k b roman lettings
that was 2 years ago , we found that k b roman has looked after us in all aspects, being there on time for any work that needed doing and always were helpful, always answering there phone, if we lost a key they always came out and let us in . great service thank you.

hi guys am a third year student , me and my friends were looking all over selly oak to find accommodation for 6 people and boy was it a search to find good accommodation , we went to k.b roman lettings and they were great help to us , they showed us houses all in great condition we signed up and never looked back, we evan recommended k.b roman lettings to our friends. We have never had any problems , if anything was to be repaird they are only a phone call away, they allways go out of there way to make you feel at home.

Hi i totally disagree with the wrongly sent reviews about KBR, because i myself have been letting in one of KBR student accommodation for 2 yrs, and have not had any problems whatsoever, also the landlord is commendable he is always available, just a phone call away call him, tell him your problem and he comes himself or sends a repairman if needed. RATED!!!!

Hi I wanted to give this agency a minus figure ... My experiences with k b roman have been poor to date.
Doesn't pick up phone when he does he always says he is busy and will call back which he doesn't
His houses are of a poor quality considering we pay well over the odds for it, I'm not sure if he has all of the paperwork for his properties as he is yet to issue me gas certificate and my deposit certificate
I am really regretting staying here I should not have left easy lettings as the house they provided me was excellent and service was great next year I will be going back to easy lettings the guys there do a great job need to teach kb roman a thing or too about service

When looking for accommodation for my fourth year of study, I was mainly concerned with the hassles and stresses associated with self managing my accommodation. I spent weeks looking for the perfect studio apartment to move into and managed to view a number of properties with pretty much all of the letting agents in Selly Oak. I finally decided to sign my contract with KB Roman and after 6 months, am very pleased with my decision.
The landlord was very friendly and had well renovated, clean properties that were very close to the University. Knowing that people that will be managing your property, in my opinion, is of paramount importance and at KB Roman I felt very appreciated and the landlord made many suggestions in order to facilitate my stay. As I signed my contract early on in my third year. The landlord had agreed to fit a brand new kitchen and freshen up the deco in the already pretty modern flat. Once I moved in in September, I was amazed at the look of my new flat! The landlord has been local and at hand for any queries or concerns that I have had and knowing that they are close by is great in terms of getting any repairs fixed. I think the service has been great and ideal for my focus on this year of study. No headaches!!

I am a 3rd year student at Birmingham university, i had read all the reviews and come on guys if your property was that bad as you describe it and there was carbon monoxide in your home any first year student would tell you that you would not be living in the very house that you state that has carbon monoxide leak. you would have been eating Q.E hospital food by now. just by reading the reviews posted before yours you can tell this landlord always had good reviews. i am a student living in a K.B Lettings accommodation and i never had a problem or any of my other 3 friends. get a life dude, you can discredit my review if you like, grow up mate life is too short. if you cant be honest then what are you?

I have found the service at KB Roman to be very friendly and helpful in terms of looking for accommodation in Selly Oak. As a third year student at the University of Birmingham my friends and I decided to look for accommodation off campus this year, and after two years of living in halls, I was concerned that the process would involve a lot of hassle. From our experience KB Roman were very helpful in finding us the right property and even recommended other letting agents to use. In the end we decided to go with one of their properties and after living here for almost 6months now, I must say, it's great. We have a weekly visit from the repairman who comes around to fix anything that is needed in the house and the landlord seems very proactive in keeping ontop of repairs and has a strong prescience in Selly Oak. The letting office is literally 5minutes away from where we live so if we have any concerns we can pretty much pop in on the way to Uni. The house is really modern and there's nothing we enjoy more than playing FIFA on the 42" plasma.
I don't usually review companies on websites but my flat mates and I feel that this company is being misrepresented by many of the previous statements. From our perspective, this agency have done a lot to ensure that our stay at university is comfortable and we certainly wouldn't hesitate in renting with KB Roman in future.

Over the last couple years a few of my friends have rented with this landlord and to be honest, I haven't heard a single good thing about him. He's houses are awful and there has been problem after problem with not only the house being rented but the landlord himself who keeps blaming them for the fact that the house is literally falling apart around them. He is rude and does everything he can to rip off students knowing full well that they are poor enough as it is.
The cupboard doors hang off and the kitchen utilities break one after another and every time he comes and tries to fix it with some botched up job.
If you rent with this landlord after reading this or many of the other reviews, then you can't say that you wasn't warned!

As an outsider for a friend who rented with K.P Roman for the year, I am appalled by the state of his house. There is a term which is says "What you get is what you pay for" but this is beyond that saying. The landlord would rather spend £400 on a 45 inch TV rather than spend that sorts of money spending on tidying up the house and stopping it from falling apart.
For instance, the boiler was leaking carbon monoxide and the agency didn't deal with the whole situation adequately. I had to give up my time the whole day in helping my friend out as I am a landlord back in my home town and this situation is abysmal. I mean there are times where the landlord would help feel aggrieved that they have the tenants from hell but this is far from it. Unless he wants to be in danger of having 6 years in prison. losing ownership of all 40-50 properties and licence with a £60,000 fine, I would suggest he does something about it. If Carbon Monoxide was leaking back at my house, I would do everything I can to stop it from leaking. It took so long for K.P Roman to finally dip money into their pockets and replace the boiler-leaking Carbon Monoxide. To my surprise, the owner of K.P Roman removed the sign which says that the boiler was condemned after it was inspected by the National Grid.
The house is falling a part with the cupboard doors falling apart, the front door not secure enough. Anyone who are even considering renting with K.P Roman, may I warn you to take careful consideration and thoughts about renting with them!

Awful service, fake reviews like the first three are just as expected from this dishonest landlord. Will try and make you pay more than you need to for bills just so they can put money in their own pocket. Also don’t expect to get your deposit back!

The above reviews are fake.
Do not go with this landlord. Houses are run down, poorly maintained, landlord does not keep promises which is what initially temps the person to sign up to the property and at the end of the tenancy landlord rips off money from your deposit. He has multiple companies/ aliases and its difficult to track some of the names he keeps the deposits and income under.
Not recommended. Save your self some trouble and go with either a completely independant landlord/ university accomadation or a well researched agency.
